Job Summary
The Maintenance Technician in our Skilled Nursing Facility (SNF) maintains the facility's physical infrastructure, equipment, and grounds. The Maintenance Technician ensures residents, staff, and visitors a safe, functional, and comfortable environment.
Key Responsibilities
- Repairs and Maintenance: Perform routine maintenance and repairs of the facility, including electrical, plumbing, HVAC, and carpentry work. Respond promptly to work orders and address maintenance issues to minimize disruptions and ensure resident safety.
- Equipment Maintenance: Inspect, clean, and maintain equipment, machinery, and mechanical systems in the facility. Perform preventive maintenance tasks and keep accurate maintenance records. Coordinate with external vendors for specialized equipment maintenance and repairs.
- Safety and Security: Conduct regular inspections to identify and promptly address potential safety hazards. Ensure compliance with fire safety regulations, emergency preparedness protocols, and other applicable safety standards. Test and maintain emergency systems, such as fire alarms and sprinklers.
- Groundskeeping: Maintain the cleanliness and appearance of the facility's exterior, including landscaping, parking areas, and walkways. Perform lawn care, snow removal, and grounds maintenance tasks. Ensure proper disposal of waste and debris.
- Building Systems: Monitor and maintain building systems, such as lighting, electrical, plumbing, and HVAC. Replace bulbs, filters, and other components as needed. Coordinate with contractors for major repairs and system upgrades.
- Inspections and Documentation: Regularly inspect the facility's physical components, including common areas, resident rooms, and mechanical rooms. Document findings and create reports as required. Assist with regulatory inspections and ensure compliance with applicable codes and regulations.
- Inventory Management: Maintain an inventory of maintenance supplies, tools, and equipment. Monitor stock levels and submit requisitions for replenishment as needed. Keep an organized and secure maintenance storage area.
- Resident Support: Respond promptly to resident maintenance requests and address concerns professionally and courteously. Ensure resident comfort and safety during maintenance activities. Communicate maintenance schedules and disruptions effectively to residents and staff.
- Collaboration and Communication: Coordinate with other departments and staff members to ensure efficient and effective maintenance operations. Communicate maintenance-related information to the appropriate personnel. Collaborate with outside contractors and vendors as necessary.
- Continuous Improvement: Identify opportunities for process improvement and cost-saving measures in maintenance operations. Stay updated on industry best practices and new developments in facility maintenance. Attend training sessions and workshops to enhance knowledge and skills.
Preferred Qualifications and Skills
- High school diploma or equivalent.
- Previous experience in facility maintenance, preferably in a healthcare or long-term care setting.
- Knowledge of building systems, equipment, and maintenance procedures.
- Basic understanding of electrical, plumbing, HVAC, and carpentry work.
- Ability to read and interpret technical manuals, blueprints, and schematics.
- Strong problem-solving and troubleshooting skills.
- Physical stamina and the ability to perform tasks that may involve lifting, bending, and standing for extended periods.
- Excellent time management and organizational skills to prioritize tasks and meet deadlines.
- Good communication and interpersonal skills to interact with residents, families, and staff.
- Attention to detail and a commitment to maintaining high cleanliness, safety, and functionality standards.
- Knowledge of safety regulations and procedures, including fire safety and emergency response protocols.
- Basic computer skills for documentation and communication purposes.
- Willingness to work flexible hours, including weekends and holidays, per the facility's needs.
Working Conditions
- Works in office area(s) as well as throughout the nursing service area (i.e., drug rooms, nurses’ stations, resident rooms, etc.).
- Moves intermittently during working hours.
- Is subject to frequent interruptions.
- Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions and circumstances.
- Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.
- Communicate with the medical staff, nursing personnel, and other department directors.
- Works beyond normal working hours and on weekends and holidays when necessary.
- Is subject to call back during emergency conditions (e.g., severe weather, evacuation, post-disaster, etc.).
- Is involved in community/civic health matters/projects as appropriate.
- Attends and participates in continuing educational programs.
- Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, as well as reactions from dust, disinfectants, tobacco smoke, and other air contaminants.
- Is subject to exposure to infectious waste, diseases, conditions, etc., including TB and the AIDS, COVID-19, and Hepatitis B viruses.
- May be subject to the handling of and exposure to hazardous chemicals.
- Maintains a liaison with the residents, their families, support departments, etc., to adequately plan for the residents’ needs.
Education
Must possess and maintain any and all necessary active and unencumbered certifications, degrees, or licenses in the necessary state, to the extent the position requires such certifications, degrees, or licenses.

- Must be able to push, pull, move, and/or lift a minimum of 50 pounds to a minimum height of 5 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 50 feet.
- May be necessary to assist in the evacuation of residents during emergencies.
